Gurgaon’s luxury property market continues to attract buyers despite concerns over traffic, potholes and drainage. The city’s strong corporate base, connectivity, and limited supply of premium land are helping to keep property prices high.
A recent example is entrepreneur Manav Sardana’s reported purchase of a penthouse at DLF’s The Dahlias for Rs 271 crore. The project has emerged as one of Gurgaon’s most expensive residential addresses.
Experts say buyers are paying not only for the home but also for its location. Proximity to corporate hubs, Delhi, the airport, expressways and metro corridors adds significant value, particularly for high-net-worth individuals.
Gurugram has also recorded strong broader market appreciation. An ANAROCK report cited in the source material showed property prices rising 117% in the city, reflecting demand beyond the ultra-luxury segment.
Scarcity of well-located land is another major factor. Established premium areas have limited space for large, exclusive developments, supporting higher prices.
However, civic infrastructure remains a concern. Experts believe better roads, drainage and traffic management will become increasingly important for future appreciation.
For now, Gurgaon’s employment opportunities, connectivity, commercial growth and land scarcity continue to support its property market. Buyers at the top end appear willing to overlook everyday infrastructure problems in exchange for location, exclusivity and access.
